A major demolition drive was carried out at Elante Mall by the real estate office to remove unauthorized construction. They said the campaign was implemented to restore compliance with approved building plans.
During the physical inspection conducted on August 8, 2025, multiple violations were discovered at the site, which were carried out without prior approval from the competent authority. Accordingly, a show-cause notice was issued to the tenant and after providing adequate and appropriate opportunity of hearing, the Sub-Divisional Magistrate (East), exercising the powers of an Estates Officer, passed the demolition orders. Accordingly, the demolition and sealing process has been scheduled and implemented on November 2, 2025, in accordance with the approved directives.
Major violations were observed against the approved building completion plan which included converting an area of approximately 22,000 square feet of parking into landscaping/green space. It was also found that an open café/restaurant with a temporary shed and seating arrangement was being operated on the right side of the Hyatt Regency Hotel without approval (area: 3,000 sq ft).
Other violations included running unauthorized activities such as staff mess, restrooms and a day care center in the basement (area: 3,000 sq ft), providing IRC fabric with iron frame support for storage on the right side of the retail center (area: 500 sq ft), and unauthorized height and temporary iron structure erected on the back side of the Hyatt Regency near Anita Dongre’s store (area: 850 sq ft).
A temporary tensile fabric shed was also found installed at the valet entrance (Area: 550 sq. ft.) along with a change in the interior layout of the Hyatt Regency by converting a portion into a shop/shop under the name Anita Dongre on the back side (Area: 1800 sq. ft.).
The team also discovered the misuse of the P21 parking area on the back side of the Hyatt Regency as a storage facility with a temporary shed and brick wall (area: 3,500 sq ft) and the installation of a Hamleys slide connecting the third and second floors without prior approval (area: 40 sq ft).
Temporary wooden storage was also provided in basement 2 opposite the completion plan (area: 300 sq ft).
The real estate office stressed that all constructions and modifications on leasehold or freehold properties must strictly comply with the approved building plans and provisions of the Punjab Capital City (Development and Regulation) Act, 1952, and the Chandigarh Real Estate Rules, 2007. It was said that the unauthorized modifications not only violate planning norms but are also detrimental to the public safety and architectural discipline of the city.
